Acquisition Criteria
What we buy
These are guidelines, not hard limits. If a property doesn't fit neatly, send it anyway.
- Asset types
- Multifamily from two-family homes up to larger apartment buildings. Also mixed-use and small commercial.
- Geography
- Massachusetts and southern New Hampshire, with a focus on Boston, the North Shore and Cape Cod. Good deals elsewhere are always considered.
- Condition
- Well-kept buildings and ones that need updating. Condition affects price, not whether we'll look.
- Occupancy
- Occupied or vacant. We keep existing leases in place and treat residents with respect.
- Hold
- Long-term ownership with in-house management. We are not assembling properties to flip.
- Sources
- Direct from owners, through brokers, and from estates, attorneys and lenders. Off-market preferred, listed deals welcome.

We review and call
We look at the numbers and the neighborhood, then call you. If it isn't a fit, we tell you plainly.

Written offer
After a walkthrough, we put clear terms in writing. We don't make it contingent on things we could have checked first.

Close
Attorneys handle the closing, and we work around your timeline. We hold to the price we agreed.

Is my information kept confidential?+
Yes. Submissions go only to our acquisitions team. We don't share them and we don't contact tenants without your approval.
Do you buy buildings with tenants in place?+
Yes. Most of what we buy is occupied. Existing leases carry over and our in-house team takes over management at closing.
Do I need a broker to sell to you?+
No. Many owners come to us directly. If you already have a broker, we're glad to work through them.
What if my property is outside your main markets?+
Send it. Boston, the North Shore and Cape Cod are where we're most active, but we look at good buildings wherever they are.
Can the closing date work around my plans?+
Usually, yes. Tell us what you need, whether that's a quick close or more time, and we'll build the offer around it.
